THE FARM is 383 ha and 17 km from the nearest town in Mpumalanga.

THE ROAD is a servitude road and it is gravelled and kept in good condition to allow easy passage of big busses.

 

The Farm is well developed with paddocks of varying sizes each with own water supply. Fences are in good condition.

WATER: A non-seasonal self sustaining spring runs through the farm and is fed from a number of springs. Furthermore, the farm has two boreholes fitted with windmills in very good order, reservoir 15 000 liter, two earth dams and one cement dam. The water is clear and clean because it is fed from sources that originate on the farm. The water is more than enough for the farm stock and the requirements of the campers. A generator drives an electric pump in a waterhole in the stream that supplies enough water for the extensive lawns (about 2 ha). The water table is very high. On the terrain is an old borehole with a hand pump that is only three metres deep and in wet years water will even overflow at one of the windmills.

Abandoned fields, about 100 ha in extent, are planted with smutsvinger grass. The fields are contoured and are free of weeds.

The grazing is mostly rooigras, sweet grass typical in the district. Around 130 head of cattle (Nguni, an indigenous breed) is kept on the farm. The cattle in NOT INCLUDED IN THE PRICE but the buyer may opt to purchase them if required.  There are always about 38 horses on  the farm which are also dependent on the natural grass during winter and summer as their main source of feed. The farm supports these animals during winter and summer with normally no need to add hay. The system of keeping spare camps is used to achieve this.

Kraals and cattle loading facility. Well built, solid stone kraals (built in the early 1900’s) with the loading facility is available as well as a number of outbuildings, barns, store rooms, pig sties etc.

Blue gum trees. Well over a 1000 blue gums were planted over the years resulting in trees that range in age from about 100 years to two years. The old blue gum trees near the camp area forms a wonderful forest for play. It is also used as an overnight place during summer when everybody wants to sleep under the stars. The farm produces enough wood to feed the boilers that supplies the hot water.

Main House. A spacious, modern face brick home built in 1990 with tiled roof, 4 bedrooms, 2.5 bathrooms, lounge, dining room, large office and 3 garages. The house has burglar proofing on all windows and outside doors. Including the garages the total area of the building is 300 square meters.

The replacement value of the building has been put at R900 000 by the insurers.

The house is north facing making it cool in summer and wonderfully warm in winter.

Land claims. There are no land claims registered against the farm. There are no workers or any other people that live on the farm. Farm workers stay in town and are fetched every morning and taken back every evening. The owners are the only permanent inhabitants of the farm.

There is no irrigation or water rights registered on the farm.

No mortgages are registered on the farm.

Facilities for handling of horses. Two arenas, two circles, kraals where horses may be caught for up saddling, other facilities for up saddling, feeding camps, saddle room, adventure trail for riders, riding trails varying in length from short duration rides to out rides lasting a full day over an area of about 8 000 ha.

During the second half of 2007 several farms in the area were sold at R5 000 per hectare. Taking into account the improvements on the farm (excluding the buildings) the price is very fair.

 

BUSINESS: This is a fantastic tourism business with the focus on horse riding.

It is equipped with beds (mostly staple beds) in the dormitories, mattresses, chairs, tables, knives and forks, etc. to receive 112 campers per camp. Guests bring their own bedding. For groups of more than 112 campers, two army tents are pitched with an additional 30 beds. Campers may also pitch their own tents. Adequate ablution facilities are available, separated into facilities for adults and children. It consists of 20 toilets, 16 showers, many hand basins and a bath.

Main Building.�This historical old farm house was built around 1903. This has been converted into the main building comprising of a large meeting hall, 6 double bedrooms, ablution facilities, a fully equipped kitchen and scullery. The kitchen can prepare meals for 150 campers per sitting.

Total of 500 square meters.

Dining Hall.�Size 96 sq m. Enough tables and chairs to seat 100 people.

Dormitories. Two blocks, one for boys and the other for girls is available. Each block consists of three dormitories with an ablution block per building. Each of these buildings is about 180 meters square. A smaller room of about 60 square meters is also available. All the dormitories are equipped with staple beds.

Rondavel with thatched roof, about five meters in diameter, is used as an office.

The Old wagon-house is employed as the woodwork shop equipped with a variety of hand tools where basic woodwork techniques are taught to the children.

Saddle Room. A separate building with a secure saddle room for saddles, bridles and other equipment as well as a tuck shop and entertainment area is available.

The insurance valuation for replacement of the buildings, excluding the residence, saddle room and rondavel is R1 500 000.

Beautiful Grounds has been levelled into different areas.

Large trees, lawns, camp grounds, playing fields and a farm dam specially formed to make it safe for children. Water for camp use is stored in huge plastic tanks and a dam. Abundant water supply is available even during dry periods.

Horses: 33 Trained and schooled saddle horses, very suitable for children @ R8,000 each to give a value of R260,000 There are also 33 Saddles with bridles in very good condition, as new. Set @ R1 500, with a Horse cart and harness as well as equestrian equipment with a value of R50,000.

Solar power system with battery bank, regulators and invertors. This system provides enough power for the computer and the lighting system for the tourism business even in peak times. Thus independent from ESKOM! When larger equipment needs to be powered a 3,5 kva generator supplies the power. A Miller generator\welding machine of 6 kva is used to do any welding. Gas burners are employed in the kitchen and wood is used to heat water for showers.  This is valued at R60,000

Tuck Shop carries stock worth R15,000 and has turnover of R100,000 per annum.

Furniture in camp house and dormitories, eating and kitchen utensils, chairs (excluding furniture in residence) is valued at R75,000
